Power Plant Maintenance - Engineering and Maintenance

Responsibilities

Under general direction, the incumbent operates and maintains stationary mechanical equipment, including high-pressure steam boilers, chillers, cooling towers, compressors, generators, water softener and chlorination systems, and other duties as assigned. Also performs the function of General Maintenance Mechanic as required.

Essential Functions:
  • Inspects and tests equipment and systems in the power plant, tunnel, mechanical rooms, water tower, Professional Building boiler room,and other associated areas.
  • Inspects and tests procedures in order to ensure proper operation, condition and electrical safety of such equipment and systems.
  • Cleans, lubricates, calibrates, adjusts and periodically replaces certain parts on equipment and systems at regularly scheduled intervals according to the manufacturer's and hospital specifications in order to maintain an established preventive maintenance program.
  • Performs scheduled preventive and routine maintenance on medical waste autoclave according to established inspection intervals and procedures in order to maintain operation and minimize downtime. Also assists in the training of equipment operators to ensure safe and proper operation.
  • Makes necessary repairs, adjustments, calibrations, etc., according to established servicing procedures in order to minimize downtime and resume normal operations within a reasonable period of time.
  • Monitors preventive maintenance and repair servicing performed by outside contractors according to contract specifications in order to ensure compliance and quality assurance.
  • Makes surveillance rounds of the power plant and all associated areas on a daily basis in order to ensure the proper condition and operation of equipment and systems and adequate medical gases inventory contained within those locations.
  • Inspects, tests and chemically treats the domestic water supply system on a daily basis according to established procedures in order to ensure proper chlorination and water softness.
  • Tests the water for each boiler and cooling tower according to established procedure and testing intervals and adds chemical treatment based on test results in order to maintain good chemical control and prevent premature deterioration of the equipment.
  • Coordinates the required tests and inspections of all fire extinguishing systems, including sprinkler systems, fire extinguishers, ansul systems, etc. Documents all tests, inspections and repairs in appropriate manuals in order to meet state and JCAHO requirements.
  • Performs various other inspections and testing procedures according to established protocol on both a routine and as-required basis in order to fulfill the requirements of the hospital and applicable regulatory agencies.
  • Maintains a file system for service, inspection and testing reports in an organized manner according to established standards in order to provide quick reference and servicing data.
  • Accurately completes and submits various servicing, inspection and testing forms and reports according to established schedules and procedures in order to comply with all hospital and code requirements.
  • Provides and maintains all other necessary records and documentation as may be required in order to ensure compliance with hospital and all other applicable regulatory agency requirements.
  • Maintains the power plant and all associated areas in a clean and organized condition according to established cleaning and safety standards in order to provide a safe environment for all persons having the need to enter any of those areas.
  • Maintains an adequate and organized inventory of repair parts, materials and supplies according to established inventory control standards in order to minimize downtime and maintain efficiency of the overall power plant operations.
  • Transports confidential documents to be destroyed from various departments to secured holding area, logs pick-ups and coordinates shredding of documents with contractor.
  • Assists with inclement weather issues such as snow/ice removal.
  • Assumes the duties of the Power Plant Coordinator in his/her absence.
  • Performs the function of general maintenance to mechanic as needed.
  • Safely operates motor vehicles, tractors, golf carts and forklifts.
  • Assists with emergency and unscheduled repairs of building systems and equipment.
     

Qualifications

EDUCATION AND EXPERIENCE:
  • Vocational diploma preferred.
  • High school diploma/GED required.
